As a seller, you are typically responsible for the following closing costs:

  • Notary fees
  • Broker's fees (typically 6%, 3% is paid by the seller to the seller's agent and 3% to the buyer's agent)
  • Homeowner Association or Condominium documents (if applicable)

  • Municipal Use & Occupancy/Certificate of Resale

  • Home warranty (if required by buyer)
  • Flood certification (if property is in flood zone A or V)-see FEMA website for flood maps & additional information
  • Taxes: county, municipal and school
